Propuesta de diseño de urbanización Municipalidad de Guayaquil lote 18.25 ha. al norte de Guayaquil.

Abstract:

Social interest housing has become relevant within the urban planning of the states, in order to obtain a good psychological development which must make the housing properly designed according to the specific needs of users, the relationship it has with the immediate environment and favoring urban sustainability, also collaborating with the environmental impact at a lower cost. The Municipality of Guayaquil has carried out some social housing projects such as Mucho Lote I, Lot II, My Lot that were already built and has raised some housing programs on the way to the Coast and in various sectors of Guayaquil as in Mount Sinai and in the Francisco de Orellana near Mucho Lote that are under construction. In Guayaquil, the municipality is experiencing a new social housing plan that is bringing them a lot of success (the My House My Future plan), and so we make the approach to work this idea of creating a housing plan to implement elsewhere in the city. The project consists of 4 phases: the diagnostic phase, where an assessment of the available information, both secondary and on-site; the conceptual proposal, where an urban vision is elaborated, Zoning and Photomontage of the proposal and the individual proposal comprising the development phases where the urban design of the entire project will be carried out and the urban proposal of the more detailed lots. It will study the theory that allows guiding and arguing the design of urbanization, the contribution of the image of urbanization to the urban image of the city, the thermal comfort of urbanization, the development of interaction, productivity and sustainability, its benefits and the criteria that strengthen it.
